Why do I need a base for a 3-Tier Workshop?
Your 3-Tier Workshop must have a solid base so that it’s properly supported. A sturdy base means a sturdy building. Without a solid and level base underneath the 3-Tier Workshop, the building will sink and subside over time. This causes your Workshop to be out of square, which we don’t want!
If your Workshop is out of square, the structure will not align properly. This negatively impacts its ability to withstand wind and rain, causing issues such as water ingress. Your windows and doors will also be out of square, meaning they won’t function properly. Therefore, a sturdy and level base is key to the longevity of your 3-Tier Workshop.
Can I have a concrete base for a 3-Tier Workshop?
Yes! For our larger 3-Tier Workshops (sizes beyond 14′ x 10′), we always recommend that they be placed on a concrete base. Concrete is ideal because it evenly distributes the weight of the 3-Tier Workshop across its surface. It’s also highly durable, so it can effectively support a building of this size for its entire lifetime. A concrete base also allows for very precise levelling, guaranteeing your Workshop will be perfectly aligned. For all these reasons, a concrete base is the perfect choice for a larger 3-Tier Workshop.

Can I have a slabbed base or ground screws for a 3-Tier Workshop?
Most 3-Tier Workshops can go on a slabbed base, similarly to our Radiata Garden Rooms. A slabbed base is substantial enough to support our 3-Tier Workshops that are less than 14′ x 10′ in size.
Ground screws are typically advised for sites with bad access or steep inclines, but aren’t suitable for all 3-Tier Workshop projects. If you’re unsure whether your workshop needs a slabbed base, concrete base or groundscrews, our Sales Team can always advise you on this during your Consultation.
Will G&M project manage the base work?
Absolutely! Here at G&M, the majority of the base work for our buildings is carried out by our sister company, CSR. Unless you have a specific groundworks company you would like to provide your base, we can arrange for our accredited groundworks teams to do the work. We will liaise with them to arrange a Site Visit and a date for the base to be constructed. You won’t have the burden of having to communicate with third parties, as your base work will all be taken care of.
Your groundwork needs to be complete around two weeks before the delivery date of your 3-Tier Workshop. This ensures that the concrete has plenty of time to set before delivery. A concrete base usually takes around 2-5 days to construct; however, it can be longer depending on the condition of your site.
Do I need a Site Visit for my base?
A Site Visit is necessary so that the groundworks team can evaluate the level of your site and its accessibility. The condition of your site will impact the cost of your base project. If your site is relatively level, then the basework won’t be as costly as a very uneven site. The accessibility of your site also determines the cost of your base. If the concrete can be poured directly onto the site where your base will be laid, labour costs will be lower compared to a site where the concrete needs to be moved to the desired location before pouring. Therefore, a Site Visit will always be required before you receive your custom quote for your concrete base.
What size base do I need for a 3-Tier Workshop?
We recommend that the base for the 3-Tier Workshop be a similar size to the building itself. Most people assume that the base should be larger than the building sitting on top of it. However, if the building is surrounded by concrete, water runoff from the roof hits the concrete and splashes back onto the Workshop walls. While the 3-Tier Workshop is watertight, it’s still best to protect the outer cladding from prolonged exposure to water. Consequently, we recommend that your base be built close to the same size as your building.
Do I need a soakaway for a 3-Tier Workshop base?
Yes! A soakaway is a great way to protect your 3-Tier Workshop from water splashing onto the cladding. We recommend a 6-inch pea gravel soakaway around the perimeter of your Workshop. This acts as a sponge, absorbing any water that runs off the roof of your building. If you add guttering to your 3-Tier Workshop, you can have the downpipes directed into the soakaway. The gravel soakaway is yet another layer of protection, ensuring your Workshop stands strong against the relentless Scottish weather!
