How much does the body of a Radiata Garden Room cost?
Our Radiata Garden Rooms come in four different models:
- The Rannoch
- The Vorlich
- The Deuchny
- The Kindrogan
The Garden Rooms come in sizes ranging from: 2.4m x 2.4m – 4m x 3m.
The Rannoch and Vorlich feature steel box profile roofing, while the Deuchny and Kindrogan are finished with Isola shingles, making them slightly more expensive.
Across the range, the Radiata Garden Rooms cost between £11,949 – £16,947.
To give you a realistic idea of costs, I’m going to use a 3.6m x 3m Rannoch as an example throughout this post.
The body cost of the 3.6m x 3m Rannoch is £15,098.
This price includes delivery (within 40 miles of Errol), installation and VAT. We cover the whole of Scotland, so if you’re further than 40 miles away, there will just be a small delivery charge.
The Rannoch features the Radiata’s signature 4-Layer construction including:
- 19mm Radiata Pine ThermoWood cladding
- 20mm breather cavity
- 50mm insulation board
- 70mm x 45mm C24-Graded framing
- 16mm V’d redwood lining
This construction keeps the garden rooms completely watertight and ideal for year-round use. As standard, the building also includes one set of aluminium double-glazed double doors, two aluminium double-glazed opening windows and steel box profile roofing.
There is the option to add additional windows to your Radiata Garden Room if you’re looking to let more light in, and these cost £600 each.
How much does the garden room base cost?
Your Radiata Garden Room needs a solid, level base to sit on. A slabbed base is ideal and provides plenty of support, but a concrete base is also suitable.
We recommend that the base is built to a similar size as the garden room and with a perimeter soakaway of gravel, to help drain water effectively.
If you don’t already have a base in place, we can introduce you to one of our accredited groundworks teams. They’ll carry out a site visit to assess site access, ground conditions and excavation requirements before providing you with an exact quote.
As a rough guide, a base for a 3.6m x 3m Rannoch typically costs between £2,200 and £4,500, although this may be more or less, depending on your site.

How much does it cost to add electricity to a garden room?
Many customers choose to add electricity to their Garden Rooms so they can include lighting, heating, and even WiFi. If you do choose to have electricity installed in your Radiata, we’ll introduce you to our accredited electricians, who will carry out a site visit to provide you with a tailored quote.
Costs depend on factors such as: the distance the armoured cable has to travel, and your choice of switches, sockets and light fittings.
A typical estimate is between £500 and £1,500, but this can vary depending on your set up.

How much does laminate flooring cost?
Each Radiata Garden Room comes with a 19mm tongue and groove redwood sub-floor, but we recommend adding a finished flooring option to protect it.
You can have laminate flooring, supplied and fitted by us, or choose your own flooring option and arrange the installation separately.
We offer Woodpecker laminate flooring in three colour options, which costs £1,100 for a 3.6m x 3m Rannoch. Our finishing joiners will fit the laminate flooring when they carry out the lining and insulating of your Garden Room.

How much does guttering cost?
We always recommend adding guttering to your Radiata Garden Room. You can choose to have us supply and fit the guttering, or you can do it yourself.
Guttering helps channel rainwater into a soakaway or water butt which prevents water splashing back onto the timber cladding, leaving your Garden Room well-protected.
Guttering for a 3.6m x 3m Rannoch costs £350.
How much does planning permission cost?
Most Radiata Garden Rooms don’t need planning permission because they often fall under permitted development. If yours does though, this is an additional cost to be mindful of.
You can choose to have us submit your planning application for you. We charge a fee of £696 for our Planning Permission Service, which covers the council’s application fee, and our admin costs.
Or, you can prepare and submit the application yourself, by preparing the necessary documents and submitting them to the ePlanning Scotland portal. Use ePlanning Scotland’s fee calculator to determine how much the council’s application fee will be.
