3 Reasons your Summerhouse might be leaking


No one likes a leaky Summerhouse! And our Scottish weather is so unpredictable, with a fair bit of rain to contend with.

But that wouldn’t be the cause of your Summerhouse leaking. There are other factors to consider, as I mention in this wee video below:

Now, depending on age, there may be a time where your Summerhouse will spring a leak and where this leaking comes from is what you need to know.

1. Slab Base

The first one, and the most common one, is when a Summerhouse sits on its slab base and then the customer has put a decorative slab around the outside of it. And put it right up to the Summerhouse.

What we would suggest is best practice, is to leave a gravel strip right round, because that allows any water that’s coming off the roof to soak away without splashing back.

If you put decorative slab right up to the summerhouse, what happens is the water comes off, splashes back up on to the panel over and over again and the water eventually breaks through. Guttering is always a recommended solution for this.

Now, that’s the first reason as to why your summerhouse may be leaking.

2. Weather Sealant

The other is where the joins are. So we have above door strips, we have above window strips, below window sills; all these things that have weather sealant in them.

Now, if your summerhouse is considerably older, then it’s quite probable that those weather seals have broken down. So, you need to pop off these strips and put new weather sealant in there to stop the leaking.

3. Paint

The other thing, one of the more common things,  is that if your summerhouse is typically six to eight years old and it’s never seen a fresh lick of paint, there’s no protection there. There’s no film there from the Sadolin, so that’s going to let water in nae bother.

You need to make sure you’re applying your Sadolin as and when you should do. And that’s every three to five years.


So, that’s the three things that could amount to a leaking summerhouse: splash back off the roof, all-weather sealant failure, and not painting it. There you go!
