It’s a genuinely crowded market these days, so it’s worth explaining. Most companies either sell mass-produced buildings that won’t hold up to a Scottish winter, or scale down their large-building spec into something smaller – meaning you pay for construction you don’t actually need at this size. Our Radiata Garden Rooms were engineered from scratch specifically for buildings under 12m², so you get a fully insulated, watertight room without paying for a spec built for a much bigger building.

Composite buildings can be cheaper upfront and may be lower maintenance in terms of painting, but they may not match the insulation performance or 30-year guarantee of a timber-framed, fully-insulated Radiata. It comes down to what you actually want the space for – occasional use versus a genuine year-round room.

Technically, yes, but you’d be buying a vastly inferior product. Our Radiata Garden Rooms are deliberately built to one consistent specification – fully insulated, four-layer construction – because that’s what makes it usable all year round rather than just in summer. A single-skinned building would be cheaper, but it simply will not perform the same way through a Scottish winter; that trade-off is worth being clear about upfront. Our prices start from £11,949 but that covers the building itself. Full project cost also includes groundworks and electrics – though our Radiatas’ simplified design means typically you’ll only need a level slabbed area or ground screws, rather than a full concrete base. We coordinate and project-manage groundworks and electrics through our accredited trades (including our sister company, Solid Ground) but these are priced separately from the building itself. It’s worth checking this when comparing quotes, since some companies bundle it into their headline price and some don’t.

In most cases, no – every Radiata is designed to sit within permitted development guidelines and under 12m², which is a large part of why we built the range this way.
