Most of our Garages are built within permitted development rules, meaning that no planning permission is needed. However, each project is different – you can rest assured that our team will keep you right.

If your Garage is over 30m², or you’re running mains water to it, yes. In these cases a Building Warrant and Engineer’s Certification will be required, which adds to your overall cost and timeline.

Yes – our largest standard Garage is 6m x 5m (30m²), and larger custom builds are possible. Anything over 30m² will need a Building Warrant and Engineer’s Certification, so it’s worth factoring the extra cost and time into your planning early.

Groundworks are not include in the base price for your Garage. These are arranged separately from the build itself, but it’s worth noting this is crucial to a successful, long-lasting build.

Our sister company Solid Ground have many years of experience in providing G&M-approved bases for our timber buildings, but if you would prefer to use your own groundworker, we can provide them the exact specification for the concrete base required.

It varies depending on size, ground conditions and access, so we can’t give a fixed figure – but it’s a genuine additional cost on top of the building price, not a minor extra. We’d recommend getting a groundworker’s quote early so your full project budget is realistic from the outset.

Sometimes – it depends on the condition, size and specification of the existing base, and whether it meets what our structure needs. We can assess this as part of your Consultation or Site Visit.

Current lead times are running at mid November 2026 for Single Garages, and mid December 2026 for Double Garages– but timelines vary depending on the size and specification of your build. We’ll confirm your exact delivery window at consultation.

Absolutely! We can coordinate this as part of your build, working alongside our recommended electricians, or one of your choosing if you prefer. It’s best to plan this in early, as it affects the internal specification and groundworks.

For G&M Garages, cost variances mostly come down to size, cladding choice (Standard vs Close Board & Strap), door type, and any upgrades like carports, windows or guttering. As for cheaper timber garages on the market, lower prices are usually achieved by cutting corners on construction that affects how well they keep water out long-term. We don’t compromise on the specification, and the price reflects the quality and performance of our buildings – backed by our 30-year guarantee.

Only if it’s a Gillies & Mackay – guaranteed. Our 3-tier construction (timber cladding, breather cavity and membrane, and OSB) is specifically engineered to stop water ingress. This is the problem most timber garages run into, and it’s exactly why we engineer our Garages differently.
