                Our Building Control-compliant cavity wall construction eradicates the problem of water ingress to guarantee you waterproof walls. This unique 3-Tier specification delivers buildings that will stand firm for decades.

                What this means:
                Tanalised Scandi Redwood Weatherboard
                As standard we will always use 19mm thick tongue and groove redwood which has been tanalised to protect it against rot and fungi.
                Breather Cavity
                Water, as far as we’re aware cannot ‘jump’ - which is why a Cavity is the perfect solution to halting any moisture ingress through the external weatherboard. The cavity keeps the water on the outside and stops it from ‘jumping’ to the internal lining.
                Breather Membrane
                It’s a material that is water resistant but still allows air to flow. The membrane is lined between the cavity space and the OSB sheeting known as the cold side of the insulation. This prevents the moisture (as well as all the other elements) penetrating through to the internal of the building.
                Oriented Strand Board (OSB)
                We love a bit of OSB. It’s not our primary material - it’s used as intended, to brace a structure. OSB is very strong and durable - ideal for the internal structure of a wall rather than the finishing lining. Although there are plenty Hipsters who prefer a OSB lining just for the rustic look 😉
                Pressure Treated Graded Framing
                Depending on the size of structure we may use heavier timbers, but as a standard we will never use less than 95mm x 45mm pressure treated C24 Graded framing. The strength of this timber is what you would expect to be used in new build homes.

                How Much Does a Garage Cost?

                As all our garages are custom builds, we can't give exact prices but here's a rough idea of what to expect from your build:

                Please Note:

                If you’re planning on the building being bigger than 30m2 or running mains water to the building, it will require a Building Warrant and Engineers Certification.

                This can add a considerable amount to your final cost.

                Included with all Garage builds – our expert team at Gillies & Mackay will help you through the entire process of creating the timber garage of your dreams.

                Initial Consultation
                You’ve got an idea, or a plan, or maybe even a set of measurements. But you need to speak to an expert to work out how it all comes together. That’s what our consultations are for.

                Design Brief & Quotation
                We bring all this information and your wants, needs and plans together in the shape of your dream building, and provide a quotation for your G&M Garage.
                Accredited Trade Introduction
                We coordinate with our accredited trades to start the ball rolling for groundworks, electrics, and any other necessary work. They’ll carry out a site visit and discuss your requirements with you.
                Preliminary Site Survey
                One of our team will visit the proposed site of your G&M Garage and ensure that all of your plans are possible. This paves the way for a smooth, easy delivery.
                Full Cost of Works
                This includes Building, Groundworks, Electrics and Internals. You’ll receive full project costs before you decide to proceed.
                Order Acceptance & Delivery Dates Confirmed
                Now it’s getting exciting! You’ll confirm your order, pay your deposit and receive delivery and assembly dates.
                AutoCAD Representations Sign Off
                We send you drawings of your building detailing all the sizes and specifications for you to approve.
                Planning Application
                If planning permission is needed, we offer an additional application service and deal with all communications relating to your building.
                Groundworks commence
                We supply your chosen contractor with the specifications for your concrete base or ground screws, and step one of your project gets underway.
                2nd Site Visit

                Once the groundwork is done, we’ll confirm completion with a second site visit or photography. 

                Workshop Manufacturing
                Next, it’s over to the workshop, where our Operations Team handcraft your G&M Garage according to your requirements.
                Onsite Construction of Building
                On delivery day, our Delivery Team will erect the walls and roof of the building.
                Electrical First Fit
                Our accredited electricians complete their first fit, laying out the wiring and hardware needed for your design.
                Onsite Internal Insulation and Lining
                The Delivery Team will return to insulate and line your building, according to your requirements.
                Electrical Second Fit
                The electricians complete the sockets, switches and interior finishings of your power installation.
                Onsite Final Finish

                The Delivery Team install rims, strips, flooring, finishings and skirtings, and your building is complete!

                We manage and coordinate this entire process so your G&M Garage is installed and perfected with minimal disruption or inconvenience.
